When people call and ask me about Santa Fe real estate, they often ask, ” Can I be within walking distance to downtown Santa Fe?Adobe, Built 1945

Then they say, “ I only want to spend $300,000 and not a penny more.”  It’s not unusual for them to tell me they have two SUV’s loaded and ready to move to Santa Fe with a moving van also in tow.

I explain that deciding to invest in downtown Santa Fe real estate requires that you consider a variety of factors:

Size and Price of Homes in NE Santa FeCamino del Monte Sol
Single family homes are typical 1800 + sq ft and are priced between $300 and $600 per square foot. The median house value is $1,050,000

Historical Zoning
You can only modify the exterior of a house by meeting strict historical code standards and satisfying and opinionated historical review board. This requires time and money.

Historical Buildings
Most buildings are more than 50 years old, many dating back 300 years.  Some have been renovated, others have not. Inspect and consider: plumbing, electrical, roof, stucco, mold issues.Kiva Ladder

Parking
Streets are narrow and cute, with little parking on the Eastside for you or your visitors.
