Santa Fe Home Buyer Success
Hello Santa Fe Buyers, I wanted to share a story with you about the Weberts, Santa Fe’s newest residents.
Mrs. Webert found me via the internet, searching for Santa Fe home listings. The Weberts inquired about my Santa Fe home listing and we then created an email dialogue, defining what they desired. They started receiving MLS updates on homes that fit their profile. Then we had some conference phone calls. Upon review, the Weberts choose their ten top Santa Fe home choices and arrived in Santa Fe two weeks later.
Before their arrival, the Weberts were financially pre-qualified by their finance sources and finance references provided by myself. They ended up working with a Santa Fe mortgage broker, because he was so efficient and knowledgeable about the options. The Weberts also consulted with their accountant on tax consequences of investing in their primary home and moving from outside New Mexico. The Weberts were prepared to shop for Santa Fe homes at will, with a budget and tax strategy in mind.
IÂ set up a customized tour of the listings that the Weberts choose with my guidance, assuring a broad enough view of their market to understand their value. What this young couple ended up liking: newer homes, age 1-10yrs, lighter and brighter, open floor plans with kitchen adjoining the living area, kiva fireplaces, vigas, plastered walls, granite counter tops, french doors opening up to walled in garden areas, covered portal to watch the stunning sunsets.
We boiled it down to three top choices. Then came more research on: property disclosure, CMA/ market analysis, and preparation of offer. By then the Weberts had returned home.
The 50 pages of documents were prepared online by myself and emailed to the Weberts. A conference call convened to discuss the documents and discuss offer strategy. Then all pages were either initialed or signed with date and time. The Weberts scanned .pdf and emailed these signed documents back to me, they also had the option to fax the documents.
I forwarded the documents to the listing agent. Then three counter offers ensued and a prior bid prevailed. We immediately created another offer for home option #2. Good thing we had done our homework, the Weberts were emotionally prepared to make a new commitment. Another three counter offers ensued and the Weberts closed on their new home 30 days later, long distance from their home town.
Of course, there is more to the story than this: negotiation, email & phone contacts, title review & insurance, inspection & resolution, survey, moving.
The point is Mr Buyer, the buying process requires a motivated, informed investor and expertise by a buyer’s broker and his network. Over 100 steps are achieved in order to invest in your perfect Santa Fe home.
